6 Steps To Purchasing your New Home
Step 1 - Financing
Obtain a Pre-approval and Ask about Special Programs

Step 2 - Working with Your Realtor
Do you want your Realtor to work for you or for the Seller?
Look for the Accredited Buyer Representative (ABR) designation.
Step 3 - Home Search
What are you looking for in a home? What are your “must haves” versus your “nice to haves”? Location? Time Frame? Resale? Your Realtor will have the systems and expertise to locate all the homes that meet your criteria.
Step 4 - Make an Offer
Your Realtor will work with you to complete the state-approved forms, adding the necessary contingencies (Inspection, Testing, Financial, etc.), and negotiate.
How much Earnest Money do you need?
Do you need a Home Warranty or Gap Insurance?
Step 5 - When Offer is Accepted
You will submit Earnest Money, schedule a Home Inspection, fulfill all Contingencies, receive Loan Commitment, and obtain Homeowner’s Insurance.
Step 6 - Closing Day
Seller provides you with Marketable Title; You will receive the deed, pay your down payment and closing costs, sign closing papers and Mortgage Note, and receive the keys to your New Home!
